On the corner of Plain Street and Hay Street, opposite the picturesque Queens Gardens, Garden Towers by Finbar is set to revitalize a historic area of ​​East Perth with luxury apartments and a bustling square at street level.

The current one-story brick structure is the former Materials Science Building built in 1952 – a rare example of late interwar functionalist architecture inspired by the Dutch architect’s design style Willem Marinus Dudok.

Garden Towers is designed by SS Chang Architects, who took inspiration from the modernist style of Dudok by blending new elements with established forms, creating a new modern expression that balances bold brickwork with the modern luxury of its clean lines with curved balconies, cascading greenery and sunshine. the spaces.

“The value of the development is $243 million with a total of 331 apartments in one, two and three bedroom configurations, plus 13 commercial retail, dining and office spaces with provision for a cafe and a supplier for the old heritage building,” Finbar Chief Operations Officer and Director Ronald Chan said.

“The commercial offering on the ground floor will provide amenities to the area for residents of the Garden Tower and the surrounding population.”

With the large open-air plaza overlooking Queens Gardens, as well as a secondary open-air area behind the heritage building and connected to Plain Street – brought to life by acclaimed artist Stuart Green – this area will incorporate translucent glazed canopies and grained materials end among tall canopies of established trees providing cool shaded areas.

The residences will include 136 one-bedroom apartments starting at $427,500, 147 two-bedroom apartments starting at $645,000 and 48 three-bedroom apartments starting at $920,000.

Amenities will be located together on level 6, including a residents’ dining room and bar, lounge, games room, cinema, cabana and barbecue area, 21m heated swimming pool, gym, a steam room and sauna, a meditation and yoga room, a business lounge with Zoom modules, a virtual golf and putting green, a children’s play area and a pet exercise area.

Other amenities continue on the 36th floor, with a Skybar, resident dining room, cabana lounge and private glamping area for the ultimate staycation.

The design has earned a seven-star energy rating under the National Home Energy Rating System. Sustainable features include motion sensors to reduce energy consumption in the lobby and parking levels, bike-sharing service with a selection of e-bikes and e-scooters, smart electricity meters, a centralized hot water, the use of BubbleDeck as a construction slab to reduce the use of concrete by a third, a photovoltaic solar system in the common areas and double glazing.

“East Perth has not seen any new development launched for over two years, the latest being Finbar’s AT238,” Mr Chan said. “After a strong rental market, we expect investors to return, as well as a strong homeownership market.

“We will see strong overseas and interstate buyers as Perth’s median unit prices remain the lowest in Australia. However, local buyers will still make up the majority of sales. »

Construction is expected to begin in early to mid-2023 and be completed in mid-to-late 2025.
