Southlands, Century Group’s 100-acre planned community in Tsawwassen, with its mission to reconnect people with agriculture, is about to hit a major milestone by launching The Granary, a mixed-use development that comprises 35 residences and the four Winds Restaurant and craft brewery.

The Granary will be one of the key buildings in the beachfront community that will include 950 homes when complete, said Sean Hodgins, president of Century Group, adding that the other two landmarks are the Discovery Center and Market. “Four Winds Brewery Restaurant is the first major retail (developing center) to bring people together around food. To see an award-winning brewery come to town is the next big step in Southlands history,” says Hodgins, adding that two other retailers are already operating in the community, e-bike shop Pedego and Prado Café.

The development’s original concept – linking agriculture, food and community – continues to progress as homes are completed and residents move in. Regular markets with farm-fresh vegetables, complementary vendors such as those selling bread and food trucks bring Market Square to life from June through December, Hodgins says.

Over the years of development planning, a pattern book was compiled to guide architectural decisions, says Hodgins.

“We want to use the previous buildings as precedents and the pattern book as a guide for interpretation – we wanted a collection of eclectic buildings on a small scale and always planned to bring in different architects (to achieve this look).”

Seventeen garden apartments and townhouses are included in the first version of The Granary houses. Each house in the development, which has a central courtyard, has a private outdoor area. The townhouses have terraces and the garden apartments have front and rear patios. Parking for residents of The Granary is underground.

“We were inspired by the color of the ocean, the sand, the driftwood, that clear blue sky, and that real cool feeling of the summer breeze,” he says.

Buyers of one-, two-, and three-bedroom units will have a choice of two color schemes.

“Most developments have a dark and light scheme, with most people choosing the light scheme,” Stanghetta explains, “so we designed Light and Lighter options.”

Describing the interior design as the opposite of the “prestigious and refined” interiors seen in urban areas such as Metrotown, he tells The Granary, “everything is comfortable, and a bit worn by time and weather, and really settles into the overall context of the place.”

“We think the people who live here are obviously very connected to food. For the bathrooms, Stanghetta says he aimed for a functional and streamlined look.

“We want them to feel a bit like a serene spa. If you were doing a spa, a lot of times you borrow from that seaside and ocean idea, so we take the same narrative that we have on the whole project. It’s actually a little easier to lean into it in the toilet because it’s a pretty natural context for it.

Ste. Marie Studio also designed the Four Winds restaurant and brasserie. Stanghetta describes the design as an extension of the beach club theme.

“We do a lot of cool restaurants, and this is one of the coolest projects we’ve had in the last three or four years,” he says. “It will be a real statement and complementary element to the (Southlands) lifestyle.”

Hodgins says Southlands attracts a range of shoppers from those in their 30s to some in their 60s.

Buyers are mostly local—from Delta—and Vancouver.
