The facade rises on Blue & William


Blue & William, a new boutique office building currently under construction in North Sydney, has had its distinctive terracotta facade installed, marking a major development milestone.

Designed by Woods Bagot for Lendlease and Keppel REIT, the 10-story building features 14,000 m² of prime office space. Offering harbor views, a wellness garden, café and end-of-trip facilities, the project typifies North Sydney’s development as a major business hub.

Woods Bagot believes the terracotta facade is a direct recognition of the region’s red brick and terracotta design language.

“Our first approach for every project is to understand the site, its history and what it means to the local community,” explains architect Jason Fraser.

“The materials are very much from the local community, the terracotta from the roofs, the red brick from the previous buildings that occupied the site and the sandstone from the local heritage land and buildings.”

Fraser says the kiln-fired terracotta lends character, while the building’s form is enhanced by a series of cascading terraces magnifying the water and city panorama.

“Terracotta is contextual, natural and celebrates its imperfections. Typically it is used prosaically as the standard roofing material on older flats and housing in Sydney,” he says.

“It made it the perfect material to reinvent with a glossy, glazed finish, shape and detailing that catches Sydney’s light and brought a level of sophistication to the building that would otherwise have been a few simple glass boxes. .

“It’s an unusual material for a commercial building and we believe the custom extrusion technique that was used to create the frames is a first for Sydney.”

Lendlease business development manager Lisa Gordon said Blue & William and the developer’s new Victoria Cross tower will create offices in North Sydney at a time when demand is high.
